Property & Real Estate
- Lead the next phase of national asset management maturity.
- Bridge strategy and operations across diverse property portfolios.
- Apply your analytical and strategic planning skills with purpose.
- 12-month fixed-term | Auckland (Newmarket).
Accessible Properties is New Zealand's largest non-government community housing provider, managing over 2,700 homes nationwide. Part of the IHC Group, they are a mission-driven organisation focused on providing sustainable, fit-for-purpose quality housing that adds to communities, creating lasting and positive outcomes where people can belong and thrive.
With a refreshed strategic property direction, Accessible Properties is building its ‘bench strength' in its national asset management capability - evolving from a pragmatic, operational model to a more strategic, data-informed asset management framework.
About the role:
This is a key member of the National Asset Management Team. The Asset Planning Lead provides the strategic and technical link between organisational intent and operational delivery. This newly defined, fixed-term role is designed to help build the foundations of a centre of excellence in asset management across both the IHC and Community Housing portfolios.
The role will work alongside and collaborate with the GM Asset Management and the asset management lead team to drive national consistency, strengthen reporting and analysis, and ensure investment and maintenance decisions are informed and aligned.
Whilst strategic thinking is well underway, this is a hands-on strategic role for someone who can think and contribute conceptually and then translate the strategies into delivering tangible outputs - from frameworks and business cases to lifecycle models, property plans and planning tools that shape property investment decisions.
Key responsibilities:
- Develop and refine asset management frameworks, tools, and reporting systems.
- Support national asset and maintenance planning across housing portfolios.
- Translate data and insights into business cases and investment recommendations.
- Contribute to the transition toward enhanced facilities management models.
- Lift organisational maturity through improved planning, analysis, and decision support.
- Collaborate across functions to align asset strategy, capital planning, and compliance.
About you:
You will be an experienced property professional with strong analytical, planning, and communication skills, someone who enjoys connecting the big picture with the detail. You may come from an asset management, property strategy, or portfolio planning and investment background, and you will be highly motivated by purpose-driven work that delivers community value.
You will bring the presence and influence to engage across all levels-connecting people, data, and strategy to drive practical, informed outcomes.
Skills and experience we are looking for:
- 10 years' experience in property, asset, or facilities management, or related planning roles.
- Strategic asset management, investment, and maintenance lifecycle planning expertise.
- Strong data analysis, forecasting, and business case writing skills.
- Proficiency with asset systems (e.g., SPM Assets or similar) and Excel.
- Excellent written and verbal communication; able to influence and inform.
- Understanding of housing compliance and long-term maintenance planning.
- Relevant tertiary qualification (e.g., Property, Commerce, Engineering, or similar).
- Proactive, solutions-focused, and comfortable managing multiple priorities.
Why Accessible Properties?
This is a rare opportunity to play a pivotal role in shaping the future of social housing asset management in New Zealand. You will help to shape processes and insights that will lift organisational performance and make a tangible impact to benefit many people's lives.
Accessible Properties offers a values-led, collaborative culture where you will be supported to deliver meaningful outcomes and see the results of your work in stronger communities across Aotearoa.
